Terms and Conditions

By completing a reservation form and paying a reservation fee, it will imply that you agree to the terms and conditions of this website.
The process of purchasing properties from this website is subject to adherence with a strict payment and contractual schedule. Failure to comply with the terms stipulated by this website and the developers will invalidate the purchase process and lead to loss of monies paid. Therefore, please do not proceed with any purchase or pay any monies out unless you are in a position to comply with the stipulated schedule for the development you wish to purchase. The payment terms of each development will be clearly stipulated in the relevant brochure.
To reserve a property, you must be in a position to pay the stated reservation fee for the property you wish to purchase, together with a finders fee (if applicable). You then proceed to exchange of contracts within a set period of time (usually 28 days from receipt of reservation) you are then required to pay your deposit (usually between 10-30%).
Please note once the reservation fee and deposit is paid, if you decide not to proceed for any reason, the reservation fee and deposit becomes non-refundable. We will require you to confirm your withdrawal in writing. At this stage you will be liable to pay an administration fee of £350 to Jood Investments Ltd. (These terms may vary with each development. If you wish to clarify this please contact us for more details.) In the unlikely event that the developer withdraws from a project, all monies will be refunded in full including our finder's fee (if applicable).
Usually, we do not charge a finder's fee. However, from time to time there may not be enough margin for us not to charge a finder's fee. If we do charge a finder's fee this will usually be between 1-2% of the purchase price. This may vary in certain circumstances and if so such variation will be made clear on the relevant property particulars.
We accept payment by bankers draft or direct transfer to our Client Account. Bankers drafts must be made payable to Jood Investments Ltd.
Currently we do not accept credit card payments nor are we able to accept cheque/cash payments.
On some developments, it will be preferable that you use our nominated solicitor. This is because they will be familiar with the development, and be able to get the transaction completed in the time required and ensure you do not lose your money. We will have negotiated good rates with any solicitor appointed and you will not be charged excessive amounts. In fact, you will probably find that their fees are significantly less than you could obtain elsewhere.
We also recommend that you use our approved mortgage advisors Conti Financial Services. You are not obliged to do so but they often work with us and the lenders to work out attractive and exclusive deals tailored to a particular development.
If a situation occurs where two or more parties simultaneously reserve the same plot, the plot will be allocated on a strictly first come first served basis (whichever reservation fee we receive first). If your chosen plot is not available we will contact you by phone and offer you a choice of the remaining plots. If none are suitable we will return your reservation fee to you.
Please note that if any purchase does not proceed because of the acts or omissions of the purchaser (for example, he has not signed contracts and/or paid monies within the stipulated periods) then any monies paid or portion thereof, will be returned only at Jood Investments Ltd's sole discretion and only if we have another party ready to purchase that plot.

By registering on our website for the Jood Newsletter or to be kept up to date of future developments or to enter any of the free promotional compotitions by doing so you agree to allow Jood Investments Ltd to email you from time to time about future developments and promotions as they arrive. You also agree to allow us to keep you informed on any current developments listed on the Jood Investments Ltd website that you may or may not have expressed an interest in. We will not share your information with any outside agencies or third parties whatsoever and we promise to keep your details secure to the best of our ability at all times.
